Local developer to build 12 homes, increase area value by $1 million

Local developer Dwayne A. Jones has pre-sold 12 properties purchased from the Blight Authority of Memphis, Inc. with plans to build affordable three-bedroom, two-and-a-half bath homes in Westwood, Frayser and South Memphis.

Jones, of Dwayne A. Jones Construction Company LLC, is primarily known for the $45,000 to $60,000 tiny homes he’s constructed in Orange Mound. He is Orange Mound-raised, a graduate of Melrose High School, and also a children’s book author. He also considers himself a community organizer, organizing events such as pop-up bike rides and community gardens.

This undertaking builds on the success of the tiny homes. Jones’ formula to create affordable housing involves shrinking the size of the houses and reducing their carbon footprint to lower construction costs. Each three-bedroom home will be 750 square feet. According to U.S. Census data, the average square footage of single-family homes completed in 2021 was 2,273 square feet.

He does not limit his construction to tiny homes, but the niche development has been very popular for him.
