Regional One Health is making significant strides toward developing its new state-of-the-art medical campus near Downtown Memphis. With key land acquisitions secured and more in progress, the ambitious project is taking shape in the city’s Edge District.
Shelby County Government has officially closed on several major parcels, including the former Commercial Appeal offices at 495 Union Ave., surrounding acreage, and the Meineke Car Care Center at 455 Union Ave., according to deed filings and Universal Commercial broker Darrell Cobbins. The Shelby County Board of Commissioners approved the site selection for the project on January 27.
Deed records show that the County purchased 495 Union for $4.1 million and 597 Beale Street for $2.9 million. These acquisitions are part of a larger plan to develop Regional One’s billion-dollar-plus campus, with Cobbins and Brandon Ingram of Universal Commercial representing the County in the transactions.
Efforts continue to assemble the full 16-acre site, with additional parcels—including the warehouse portion of the Commercial Appeal property and land behind Meineke—expected to close soon. Negotiations for two more properties are still underway.
“We’re making miraculous progress,” said Cobbins in an interview with Memphis Business Journal. “Four months ago, this was not even an idea, and here we are now, putting pieces together on 16 acres in the core of Downtown.”
With land acquisitions nearly complete, Regional One is preparing to enter the pre-development and design phase. The $1.2 billion to $1.5 billion medical campus is expected to bring cutting-edge healthcare services to the region. Dr. Reginald Coopwood, Regional One’s president and CEO, shared that the health system will spend the next six to eight months assembling a project team. Memphis-based Allworld Project Management and Dallas-based Covalus have been selected to oversee the massive undertaking.
As part of the development, the former Commercial Appeal building—home to the newspaper from 1933 to 2019—will be demolished to make way for the new hospital.
This transformative project represents a major investment in Memphis’ healthcare infrastructure, promising state-of-the-art facilities and expanded medical services for the community.
