University Lofts project to add 105 apartments to Edge District

The Edge District is getting another apartment complex.

On Wednesday, Oct. 5, the Design Review Board, an affiliate board of the Downtown Memphis Commission, approved plans for the 105-unit apartment complex at 440 Monroe Ave. in the former Holliday Event Flowers.

“This is another development that adds urban density to the neighborhood,” Downtown Memphis Commission Urban Planner Abe Lueders said.

Jonesboro, Arkansas-based Six Land Co. is developing the project. Six Land plans to demolish the existing buildings at 442 Monroe Ave. and 16 S. Lauderdale St. and build a four-story, 58,093-square-foot building. An 89-vehicle, 19,135-square-foot parking garage will also be built.

Parking will be on the ground floor of the building with apartments on floors two through four. A pair of communal outdoor decks will connect to the side of the buildings on the third and fourth floors.

Six Land president of real estate, Parker Sitton, said they wanted to include common space in the design and couldn’t include patios on all of the units, so they opted to design an outdoor common area for guests overlooking The Ravine.
